8 Things Shaping Franklin & Williamson County Real Estate Right Now

If you've been thinking about a move to Franklin, this is the week to pay attention. Between a major hospital system sale, a 311-acre land deal closing, The Factory at Franklin adding both a hotel and a new retailer, and Thompson's Station getting a total luxury reimagining, there's a lot happening under the surface — and most of it points to the same thing: this is still one of the fastest-growing, most in-demand corners of Middle Tennessee.

Here's what's actually moving, and why it matters if you're buying, selling, or just watching from the sidelines.

A New Sports Complex Is Coming to South Franklin

BLVD Capital has proposed "The Banks at Brownland", a 233-acre sports-focused development on the old Brownland Farm property along Hillsboro Road. The plan includes a hockey facility managed by the Nashville Predators, soccer fields in partnership with Nashville SC, a golf practice facility, and neighborhood health, wellness, and retail space.

For families relocating to this side of the county, this is exactly the kind of amenity that tips the scale. It's not just about the house anymore — buyers want to know what their kids will actually do on a Saturday, and this answers that question directly.

Williamson Health Is Being Sold

In one of the biggest local stories this year, the Williamson Health board voted unanimously on July 6th to sell the county's hospital system to Ascension Saint Thomas in a $950 million deal. The sale still needs County Commission approval, and the transaction isn't expected to close until 2027 or 2028.

I bring this up because healthcare access and quality is one of the first things relocating families and retirees ask me about — right up there with schools. This is a story worth watching closely over the next year, not reacting to overnight.

The Harlin Land Deal Is Done‍ ‍

Boyle Investment Company has closed on the 311-acre Harlin farm south of downtown Franklin, ending years of community debate over what would happen to one of the last large undeveloped tracts near the city center. The plan includes nearly 250 homes, an 80-room boutique hotel, and more than 210 acres of preserved open space and trails, built to Franklin's Village Green design standard — meaning at least 70% of the land stays open space by design.

This is the kind of development that actually matches what people move to Franklin for: walkability, green space, and a sense of place, not just density for density's sake.

Cool Springs Is Getting Upscale Apartments

Greystar has purchased a 5.35-acre parcel at CoolSprings Galleria for $11 million and is building a 361-unit Class A apartment community with ground-floor retail. Construction started immediately and is expected to take about two years.

Cool Springs keeps reinventing itself — this isn't just a shopping mall anymore, it's becoming a genuine live-work-play destination, which only strengthens the long-term value of the surrounding neighborhoods.

The Factory at Franklin Is Having a Huge Month

Two big announcements here. First, a 120-room boutique hotel is joining Marriott's Tribute Portfolio at The Factory, with groundbreaking expected late this year and an opening targeted for spring 2028. Second, Anthropologie is planning a move into the historic campus — though it's still unclear whether this replaces their current downtown Franklin store or adds a second location.

Either way, The Factory continues to cement itself as one of Franklin's true walkable lifestyle destinations, not just a place to grab dinner.

If You're Buying Above $2 Million, You Have Leverage Right Now

Here's the number worth sitting with: homes priced above $2 million in Williamson County are currently sitting in a buyer's market with more than 6 months of supply, while homes under $700,000 are still moving in 2 to 3 months. That's a real split in the market depending on where you're shopping.

If you've been waiting on the sidelines at the top end, this is a window that didn't exist a year ago.

Sagefield Is Repositioning South Nashville

What Simon Property Group originally announced as "Nashville Premium Outlets" has been rebranded into Sagefield — a 100-acre luxury lifestyle destination at 1733 Lewisburg Pike in Thompson's Station, with boutique retail, farm-to-table restaurants, and a Sam Fox–designed luxury hotel and spa. Construction is slated to start late 2026, with an opening targeted for late 2028.

This is a serious upgrade from the original outlet-mall plan — but the Lewisburg Pike/840 interchange is already a traffic pinch point locals are watching closely. Don't be surprised if this becomes as much a "how will they handle the roads" story as a "look what's coming" story.

The Bigger Picture

None of these stories exist in isolation. A new hospital system, a major land deal, upscale apartments, a boutique hotel, a repositioned luxury district, and a shifting retail mix all point to the same thing: Franklin and Williamson County aren't slowing down, and the way people live here is evolving right along with the growth.
