The Franklin Market Is Cooling Without Cracking — And It's Rewarding Accuracy

Something interesting is happening in Franklin right now. The top-line numbers still look strong — the median list price actually jumped from $1.27M last month to $1.37M this month. But underneath, the story has shifted materially from where it was 60 days ago.

Let me give you the honest version of what I'm seeing.

The numbers under the headline

Look at the median list price and you'd think this market is heating up. Look at what's happening to individual listings and you get a different read:

  • 38% of active listings have had a price cut (up from 35% last month)

  • 21% of listings have been relisted (up from 17%)

  • 69% of sales are closing under list price

  • Homes are closing at 98.3% of asking on average

  • The Market Action Index sits at 34 — still officially Seller's territory

Two of those numbers matter more than the others: the price-cut rate and the sale-to-list ratio. Together they tell you sellers are asking for more than the market is willing to pay, then adjusting on the way down. That isn't a crash. It's a correction hidden inside a rising median.

The split you have to look at

The single most useful number in this month's data isn't on the summary sheet. It's the split between how fast well-priced homes are going pending versus how long mispriced ones are sitting.

  • Priced right, presented well: about 16 days to pending

  • Priced off last spring's momentum: 60+ days and counting

That's a four-times gap inside one market. And it isn't caused by neighborhood, price band, or school zone. It's caused by pricing accuracy at the moment of listing.

What this actually means

Buyers didn't disappear. They got selective. The Franklin buyer today is still writing — they're just refusing to pay for last spring's assumptions. Homes that are priced right, staged well, and genuinely ready to sell are moving in two to three weeks. Everything else is getting studied, passed on, and eventually reduced.

The temptation for sellers this fall will be to price to the median jump — $1.37M sounds like the number to chase. It isn't. It's the number the market is currently correcting away from. The homes closing at 98.3% of asking got there because their list price already accounted for where buyers actually were, not where sellers wished they still were.

The honest takeaway

"Cooling without cracking" is the right frame for this market. Prices aren't falling. Asks are catching up to reality. The Market Action Index is still on the seller's side of the line — but the split within it says buyers now hold veto power over any home that walked into the market with the wrong number.

If you're thinking about listing this fall, the pricing conversation matters more this cycle than it has in years. Get one number wrong at the start and you spend the next 90 days chasing it — usually below where an accurate list would have landed you in three weeks.

A note on the numbers

These figures reflect Franklin proper. Williamson County as a whole has its own splits by price band and geography — Thompson's Station, Nolensville, and Spring Hill each read slightly different this month. Before you set a list price, get a current, hyperlocal CMA. A Zillow estimate is a starting point, not a strategy.
