What $800K Buys in Franklin, TN (An Honest Look)
If you're relocating to Franklin with around $800,000 to spend, you're bringing a budget that would make you a strong buyer in most of the country. So it's worth knowing, before you get attached to a number, exactly where that money lands here — because Franklin isn't most of the country.
Let me give you the honest version, the one I'd give a friend over coffee.
First, the reality check
Franklin proper is one of the most in-demand markets in Tennessee, and the price point reflects it. At $800K, you're shopping below the median for the heart of Franklin — which doesn't mean you can't buy here, it means you have to be strategic about where and what. The same $800K behaves completely differently depending on which part of Williamson County you point it at.
So instead of one answer, here are three, depending on what matters most to you.
If being in Franklin proper is the priority
Stay inside Franklin's most established and walkable areas and $800K typically buys you one of a few things: a well-kept older single-family home that may want some updating, a smaller or more modest floor plan in a desirable location, or a newer townhome in a nice community. You're trading square footage and "brand new" for location and that downtown-Franklin lifestyle.
For a lot of my relocating buyers — especially empty nesters, professionals, and anyone who values walkability over a bonus room — that's a trade absolutely worth making. You're buying the address and the charm.
If you want more home, look just outside Franklin
Shift your search to Thompson's Station or Spring Hill — both just south, both still excellent — and that same $800K stretches dramatically. Here you're often looking at newer construction, more square footage, a real yard, and modern open layouts. Spring Hill's June Lake area in particular is drawing a lot of relocating families right now for exactly this reason: you get the newness and the space without the Franklin-proper premium.
The trade is a slightly longer drive into downtown Franklin or up to Nashville. For many families, the extra room and the newer build are well worth fifteen or twenty minutes.
If land and privacy matter more than newness
Point that budget toward the Arrington and College Grove direction and you start trading finished square footage for acreage. $800K won't buy you a sprawling estate out there, but it can get you into the rural-luxury side of the county with real space around you — which is exactly what some of my buyers are chasing when they leave a tightly packed subdivision behind.
The honest takeaway
Here's the thing nobody tells relocating buyers: $800K in Franklin isn't a "what house do I get" question — it's a "what do I value most" question. Location, space, or land — at this number, you usually get to pick two, and the right answer depends entirely on your life, not on a list price.
That's the conversation I have with every relocating buyer before we ever step into a house. Because the buyers who win in this market are the ones who decided what they were optimizing for before they started touring, not halfway through.
